How I work
I ask, you answer.
A few questions, one at a time, in plain words. Skip what you do not know and I tell you what that costs the answer.
I show my working.
Every figure opens to the sales and the sums behind it. Stamp duties and loan limits come from dated rules, not from memory.
I am checked, and I say no.
My methods are scored against what homes later sold for, and the scores are public. Where the sales are too thin, I stop rather than guess.
What I hand back
A verdict on your figures, the price that would change it, and what you walk away with. Every line opens. You decide.
How I compare
Valuation tools and portals are a good place to start. I pick up where they stop: the whole move, the sums behind every figure, and an accuracy score you can check.
